Croix des Gardes villas occupy one of the quietest addresses in Cannes, a pine-covered hill rising directly behind the Croisette where privacy has always come more easily than almost anywhere else on this stretch of coast. The name itself carries a story, the forest keeps its own rhythm, and from behind every gate the city feels further away than the ten minutes it actually takes to reach it. Here is what makes this hillside worth considering.
A Hill Named for Its Watch
The hill takes its name from a watch kept here in 1525, when François I is said to have posted a garrison of guards on the summit to look out for suspicious ships along the coast. Nearly 80 hectares of stone pine and maquis still cover the slope today, protected as one of the last true forests inside the city, with mimosa flowering through January and March and a walking trail that climbs to a panoramic view over the bay. Villa Miami, tucked into this same protected park, lists its own fitness course through the pines among its amenities, a small detail that says something about how closely these villas sit against open green space rather than against each other.
A Château Set the Tone
At the top of the hill stands the house that gave the whole neighbourhood its reputation for discretion. Built in 1919 for the Swiss industrialist Paul Girod and later owned by Gustave Leven of Perrier, the Château de la Croix des Gardes has recently joined a collection of private homes managed for short stays, described there as one of the most confidential addresses on the coast. It is a fair description of the hill as a whole. Long driveways, mature planting and gated entrances mean a villa here can sit minutes from the Croisette without ever feeling part of it.
Houses With a History of Their Own
Several of our own villas carry a past worth knowing. Chalets des Ministres once belonged to a noted fashion photographer and sits within what was the Rothschild family’s former estate, its nine rooms mixing Belle Époque detailing with a kitchen built around a Lacanche range and copper bathtubs upstairs. Villa Pénélope takes the same era further, an eight-bedroom house built in Belle Époque style with sea and mountain views across its grounds and a games room large enough for a proper house party. Villa Odaya sits at the other end of the scale entirely, a five-storey, twelve-bedroom residence with cathedral ceilings and a household team built to run quietly in the background.
Built for Smaller Groups Too
Not every stay on the hill calls for a houseful. Villa Eola and Villa Radiant both suit smaller groups well, four or five bedrooms apiece, each with its own gym, and sea views that reach into every principal room. Villa Radiant adds a sauna and a 17-metre infinity pool set among the pines, while Villa Eola looks down over the city from its own elevated plot, a short drive from Rue d’Antibes and its boutiques. Between these and the larger estates, the hill offers a genuine range of scale, with the amenities to match whichever one suits.
A Day Spent Mostly in the Garden
Villa Miami, a ten-minute drive from the Palais des Festivals, adds a heated pool through the summer months, a cinema room and a separate guest house, all set within a gated domain that looks out to the Esterel massif. Across the hill, the pattern repeats: a pool in nearly every garden, a gym or sauna in several, and enough land around each house that a day rarely needs to leave the property at all. A private chef or household team, arranged through our concierge, lets a villa of this size run itself quietly in the background, which is rather the point of coming here in the first place.
Quiet, Close to Everything
The appeal of this hillside has always rested on a small contradiction: quiet enough to forget which city you are in, yet ten minutes or so from the Palais des Festivals and the Croisette itself. Juan-les-Pins and its beach clubs, Rue d’Antibes and its boutiques, and Cannes’ better restaurants are all a short drive away, while the pines keep the hill itself feeling like somewhere else entirely. It is this combination, proximity without exposure, that keeps the same few streets behind the trees in such quiet demand.
